The Best DVC Resorts for Your First Resale Contract

Picking your first DVC resale contract is a little like choosing a home base at Disney World. Get it right and you'll be booking dream trips for decades. Get it wrong and you'll spend years wishing you'd done it differently. The good news is that the resale market gives you a lot of solid options at prices well below what Disney charges direct, and a few resorts stand out as especially smart first purchases.

Before we get into specific resorts, one thing worth knowing: resale points bought after 2019 cannot be used at Disney's Riviera Resort, the Disneyland Hotel DVC tower, or the Cabins at Fort Wilderness. That restriction applies no matter which resort's contract you buy. It's a real limitation, but for most buyers who are focused on the classic Walt Disney World and Disneyland resorts, it barely matters in practice.

Why the "Right" Resort Depends on You

There's no single best resort for everyone. A family that visits every year and loves Epcot-area dining has completely different needs than a couple who visits every other year and wants a studio near Magic Kingdom. That said, some resorts offer better flexibility, stronger booking windows, and lower per-point costs than others, and those qualities matter a lot when you're just starting out.

The two biggest factors for a first-time buyer are home resort advantage and price per point. You can book your home resort at 11 months out. Every other resort opens up at 7 months. At popular times of year, that four-month head start can be the difference between the room you want and a waitlist.

Saratoga Springs Resort and Spa

If you want the most points for your money, Saratoga Springs is almost always the answer. It's consistently one of the least expensive DVC resorts on the resale market, often trading in the $90 to $115 per point range depending on contract size and loaded points. It's also the largest DVC property, which means more inventory at 11 months and a bit more room to breathe at 7 months when you're booking elsewhere.

The resort itself sits right next to Disney Springs, which is convenient but not exactly a theme-park-door experience. Studios here are fine, though some guests find them a bit dated compared to newer properties. The real draw is value. If your goal is to bank a lot of points cheaply and use them to book around the system, Saratoga Springs is a very efficient starting point.

One caveat: the sheer size of the resort means some rooms are a long walk from amenities. The Congress Park section is the most convenient, and contracts specifying that area sometimes carry a small premium.

Old Key West Resort

Old Key West is the original DVC resort, opened in 1991, and it still has a loyal following for good reason. The villas are among the largest in the system for the points required, which makes it especially appealing if you're planning to book one-bedroom or two-bedroom units. Studios are roomy by DVC standards too.

Resale prices tend to sit in a similar range to Saratoga Springs, often $95 to $120 per point, and the contracts have an expiration date of 2042. That's shorter than newer resorts, which run to 2057 or 2070 depending on the property. For a first buyer, 2042 still gives you roughly 18 years of vacations, which is a lot. But if you're thinking long term, it's worth factoring in.

The resort has a laid-back Florida Keys vibe that some people love and others find a little sleepy. There's no monorail access. But the large villa sizes and friendly pricing make it a genuinely strong first contract for families who value space.

Boulder Ridge and Copper Creek Villas at Wilderness Lodge

Wilderness Lodge is one of the most beautiful resorts on Disney property, full stop. The theming is spectacular, the location on Bay Lake gives you boat access to Magic Kingdom, and the on-site dining is genuinely good. Both DVC associations here (Boulder Ridge and the newer Copper Creek) share the same home resort booking advantage.

Copper Creek is the newer of the two, with contracts running to 2068, and tends to trade in the $130 to $155 per point range on the resale market. Boulder Ridge is older, expires in 2042, and usually runs a bit cheaper. Either one gives you that 11-month window to snag coveted Wilderness Lodge rooms.

The tradeoff is that this is a mid-tier price point, and the resort has fewer total points than Saratoga Springs, so availability can get competitive. Still, for buyers who prioritize atmosphere and Magic Kingdom proximity, it's one of the most satisfying places to own.

Beach Club Villas

If Epcot is your family's favorite park, Beach Club Villas deserves serious consideration. It's a short walk to the International Gateway entrance at Epcot and a similarly short walk to Hollywood Studios. That location is genuinely hard to beat, especially during festivals or when you want to pop in for a few hours without a big production.

Resale prices reflect the demand. Beach Club typically runs $130 to $160 per point or higher, depending on the contract. The supply of resale contracts is smaller than at bigger resorts, so you may need to be patient to find the right listing. The contract runs to 2042, which again is a shorter remaining term than newer resorts.

Studios here are smaller than average. If you're a party of four planning to squeeze into a studio every trip, it might feel cramped. A one-bedroom solves that, though the points required add up quickly.

Animal Kingdom Villas (Kidani and Jambo House)

Animal Kingdom Villas offers something genuinely unique: savanna views with actual African wildlife outside your window. It's a memorable resort, and the value-level resale prices make it one of the most interesting buys on the market. Contracts regularly trade in the $90 to $115 per point range, putting it in the same conversation as Saratoga Springs for affordability.

The resort is split between Jambo House (the main building) and Kidani Village. Kidani points tend to trade a little differently than Jambo House points, so check which association you're buying into. Both share the home resort advantage for Animal Kingdom Villas overall.

The one real downside is location. Animal Kingdom Villas is not centrally located, and there's no direct monorail or boat access to any park. You'll be taking buses. For some families that's no problem at all. For others, especially those with young kids who melt down on buses, it's worth thinking through.

A Few Resorts to Approach Carefully as a First Buy

Grand Floridian Villas and Polynesian Villas tend to carry premium resale prices, often $180 per point and up in many cases. They're wonderful resorts and the monorail access is genuinely great, but the high entry cost means you get fewer points for your budget. That can limit flexibility, especially in your first few years of ownership when you're still figuring out how you like to use points.

Aulani, Disney's Hawaii resort, is a special case. The points work differently from Walt Disney World resorts, and if Hawaii isn't a realistic annual destination for your family, you may end up trading points at a disadvantage. It can be a fantastic purchase for the right buyer. Just make sure that buyer is actually you.

How to Compare Listings Before You Commit

One of the smartest things a first-time buyer can do is look at the same resort across multiple brokers at once. Prices for the same resort and point total can vary by $10 to $20 per point depending on the broker, the loaded points included, and how motivated the seller is.
