DVC Resale Market Trends: What's Happening in 2026

The DVC resale market in 2026 looks different from where it was two years ago. Inventory levels have tightened at premium resorts, pricing has shifted upward at several properties, and Disney's ROFR behavior has changed in ways that affect how buyers and sellers approach transactions. Here's what the data actually shows.

Pricing by Resort Tier

Premium resorts (Riviera, Grand Floridian, Polynesian Village) have seen the most price appreciation in 2026. Riviera contracts are regularly closing between $165 and $195 per point, with loaded contracts (all current year points included) pushing above $200. Grand Floridian has followed a similar trajectory given its newer construction and monorail access.

Mid tier resorts (Animal Kingdom Lodge, Boulder Ridge, Copper Creek, Beach Club) remain steady in the $130 to $160 range. These properties offer strong value for buyers who want a quality resort experience without premium pricing.

Value resorts (Saratoga Springs, Old Key West) continue to attract first time buyers and investors. Old Key West in particular benefits from its extended contract expiration (2057 for original deeds), which gives owners decades of remaining value. Pricing sits between $90 and $120 per point depending on contract specifics.

Inventory Is Tight at the Top

The number of available listings at Riviera and Grand Floridian has dropped compared to 2025. Fewer owners at these newer resorts are selling, which creates competition among buyers. Contracts at these resorts often receive offers within days of listing, especially when priced at or below recent comparable sales.

ROFR Activity in 2026

Disney's Right of First Refusal behavior has been moderate through the first half of 2026. The company appears to be exercising ROFR selectively, primarily targeting contracts priced well below the going rate for a given resort. Contracts priced within normal market ranges are passing ROFR without issue in most cases.

The practical takeaway: you don't need to dramatically overpay to avoid ROFR. Pricing your offer at fair market value (based on recent comparable closings) gives you a strong chance of passing. Your broker can pull recent ROFR data for any resort you're considering.

Closing Timelines

A typical DVC resale transaction in 2026 takes 30 to 60 days from accepted offer to deed recording. The ROFR waiting period accounts for most of that time (Disney has 30 days to respond, though they often respond faster). Once ROFR clears, closing paperwork and deed transfer usually takes an additional 10 to 20 days.

Buyer closing costs remain standard: approximately $500 in administrative and title fees. Sellers pay a $150 estoppel certificate fee. These costs haven't changed significantly year over year.

What's Driving Demand

Three factors are pushing buyer demand in 2026. First, Disney has raised direct purchase prices multiple times, making resale the clearly more affordable path into DVC ownership. Second, annual dues increases (while modest individually) have reminded owners that lower dues resorts deliver long term savings. Third, the DVC program continues adding booking flexibility that keeps membership appealing.
